About the Role
Job Purpose:
The Facilities Engineer is responsible for the planning, operation, maintenance, and continuous improvement of all mechanical, electrical, plumbing, fire protection, vertical transportation, and building systems within the assigned properties. The role ensures that facilities are maintained in a safe, reliable, efficient, and cost-effective manner while supporting business continuity, regulatory compliance, tenant satisfaction, and asset preservation.
Key responsibilities:
1. Facilities Operations and Maintenance
- Oversee the operation and maintenance of all building engineering systems including electrical, mechanical, plumbing, HVAC, fire protection, lifts, generators, pumps, and BMS systems.
- Develop and implement preventive and predictive maintenance programs for all critical building assets.
- Ensure timely resolution of maintenance requests within agreed Service Level Agreements
(SLAs).
- Conduct routine inspections of building infrastructure and recommend corrective actions.
- Monitor asset performance and implement improvement initiatives to enhance reliability and
efficiency.
- Ensure compliance with maintenance schedules and statutory inspection requirements.
2. Contractor and Service Provider Management
- Supervise contractors and service providers undertaking maintenance and project works.
- Review contractor performance against contractual obligations and agreed KPIs.
- Verify quality of work completed before certification and payment processing.
- Participate in procurement processes including preparation of scopes, technical specifications, bid evaluations, and recommendations.
- Ensure contractors comply with safety, quality, and environmental standards.
3. Project Management
- Coordinate minor works, renovations, fit-outs, repairs, and capital improvement projects.
- Develop project scopes, budgets, schedules, and implementation plans.
- Monitor project progress to ensure completion within approved timelines and budgets.
- Liaise with consultants, contractors, suppliers, and internal stakeholders throughout project execution.
- Prepare project reports and updates for management review.
4. Asset Management
- Maintain an up-to-date asset register for all building equipment and infrastructure.
- Conduct condition assessments and lifecycle analysis of critical assets.
- Develop replacement and refurbishment plans based on asset performance and risk.
- Support long-term capital expenditure planning and budgeting.
5. Health, Safety and Compliance
- Ensure compliance with occupational health and safety requirements.
- Coordinate statutory inspections and certifications of building systems.
- Monitor compliance with fire safety regulations and emergency preparedness requirements.
- Conduct risk assessments and implement mitigation measures.
- Support emergency response activities and business continuity initiatives.
6. Energy and Sustainability Management
- Monitor utility consumption including electricity, water, diesel, and gas.
- Identify and implement energy efficiency and sustainability initiatives.
- Support implementation of renewable energy and environmental management programs.
- Track and report on energy performance indicators.
7. Customer and Tenant Relations
- Engage tenants and stakeholders on facilities-related matters.
- Ensure prompt response and resolution of tenant complaints and service requests.
- Conduct tenant satisfaction surveys and implement service improvement initiatives.
- Maintain effective communication with internal and external stakeholders.
8. Budgeting and Cost Control
- Prepare annual maintenance budgets and forecasts.
- Monitor expenditure against approved budgets.
- Identify opportunities for operational cost optimization.
9. Reporting
- Prepare weekly, monthly, quarterly, and annual facilities reports.
- Report on maintenance performance, project progress, contractor performance, and operational risks.
- Maintain accurate records of inspections, maintenance activities, and statutory compliance
requirements.
- Present technical reports and recommendations to management.
Knowledge, experience and qualifications required:
- Bachelor’s degree in mechanical engineering, Electrical Engineering, Building Services Engineering, Facilities Management or related discipline from a recognized institution.
- Registered Graduate Engineer or Professional Engineer with the Engineers Board of Kenya (EBK) is an added advantage
- Membership in relevant professional bodies.
- Training in Facilities Management, Project Management, Health & Safety, Energy Management, or Asset Management is desirable.
- Minimum of five (5) years' experience in facilities management, building services engineering, property management, or related field
- Experience managing commercial office buildings and mixed-use developments.
- Experience in maintenance planning, project management, and contractor supervision.
- Experience with Building Management Systems (BMS) and critical infrastructure management.
